The Court of Appeal in Wong Mei Lee Millie v Ngor Shing Rong Jake [2026] SGCA 27 clarifies the proper analytical framework to resolve disputes over beneficial ownership of property and further considers how the doctrine of illegality affects the 99-1 method of purchasing two residential properties without incurring Additional Buyers Stamp Duty.
